Changes to reservations must be made Thirty (30) days prior to arrival for Short Term reservations, and Sixty (60) days prior to arrival for Monthly reservations
A $200 advance rent deposit is due at time of booking. The balance is due Fourteen (14) days prior to a short term arrival, and Thirty (30) days prior to a Monthly arrival.
We accept Visa, Discover, MasterCard, Money Orders and Certified Checks. Personal Checks are accepted provided they arrive Thirty (30) days before arrival.
Cancellation of a reservation results in forfeiture of the $200.00 advance rent deposit. Once the final balance is paid there are NO REFUNDS for cancellations.
Because vacations can be disrupted for a variety of reasons including (but not limited to) emergencies, death, airline delays and disruptions, illness and bad weather, we recommend you consider purchasing travel insurance. We offer insurance through CSA Travel Protection at 6.95% of your total reservation cost. It is an optional add-on and will be added to your reservation at the time of booking. If you have purchased Travel Insurance with CSA you would need to contact them with questions regarding claims.1-866-999-4018

For a variety of reasons the Condo you rented may become unavailable, A/C problems, Plumbing Problems, Condo off the program, etc. We do our best to resolve these issues prior to your arrival, but there are times when these issues are out of our control.
Alicia J Hollis Realtor will do everything possible to move you to a suitable Condo. If we cannot accommodate your stay, we will refund your payment. That is the extent of our liability.
Be advised, condominium properties will only allow you to have 2 vehicles on site. We have no control over their policies.
No. Housekeeping fee includes departure clean only. Linens and bath towels are included and are not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels and hairdryers are to be provided by the guest.
What else should I bring to the condo? Beach Towels, Hair Dryer, Specialty Items – you can get items from local stores as well.
No. All Condos are non smoking Units. If this is violated, Fines will be assessed.
No, all Condos are no pets allowed
No, No compensation will be given for temporary outage of pool, electricity, elevator, gas, water, cable, WIFI, etc. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities are out of our control.
Check In is at 3pm. If you arrive earlier, call Alicia J Hollis Realtor to inquire if your Condo is ready. Due to the seasonal nature of our business, not all units will be ready for check in promptly at 3:00 p.m. We ask for your patience and suggest that you have alternate plans available between 3:00 p.m. and 6:00 p.m. in case the unit is not yet ready. Check out time is 10am. Late Checkout might be available for an additional $50 + Tax ($56) depending on availability.
Alicia J Hollis Realtor has a lock box outside the office at 221 Santa Rosa Blvd, Fort Walton Beach, FL. The code for the box comes on your confirmation. Your welcome packet will be in the box. Looks for your name and condo number on the packet.
Please be advised that all maintenance issues will most likely be handled the following day. If you buy any maintenance items you need, like a plunger, or batteries for a smoke alarm,
save the receipt and you will be reimbursed at the office.
If it’s during normal business hours, M-Sat 8:30 to 5pm, get a key from the office – no charge. After 5pm until 8pm, office staff can let you in – the lock out fee is $100. After 8pm, Call A to Z Lock and Safe – 24 Hour Emergency Lockout Service 1-850-664-7557. Fees Vary.
